Question: need help with Fafsa Verification?

Me nor my father filed taxes for 2009, he is self employed and does not have w-2 forms , we are being asked to verify his income by getting a verification for non filing from the IRS but it is going to take too long for me to enroll in class if I wait for the documentation and the IRS might also try to audit my father, is there any other type of information I can bring to help verify his income. They want to know how we supported ourselves in the last year
this is the only year since i have been in college that my father has not filed taxes every year my efc is always O and I am always fully covered. I have been attending the same college since 2006

Question: Will I qualify for an FHA Home Loan in California?

I have a 605 credit score, debt to income ratio is 26%. Gross annual income is $65K. Will I qualify for an FHA loan? I want to take advantage of the buyers market out here in Califonia. Not using my husbands credit score because it is bad, can I use his income since he is paying for the mortgage as well?
Will not be using my husband’s income, I make more and most likely will qualify on my own since I have in the past for a $400K home. Just curious with my current stats if I qualify for an FHA Loan….

Answer: Normally a lender will use the credit scores of the person earning the most income. So if you are the one earning the most in the family then the lender will use your credit score.

If you want to use your husband’s income to qualify the lender will probably only use his income and not his credit score.

If you fail to use your husband because of his credit score you will not be able to use his income for qualification.

If you fail to use your husband to qualify for the mortgage, he will not be able to sign the loan docs as well the lender will require that he sign a quit claim deed during escrow giving you all rights to the property as California is a community property state.

Once the loan and escrow close then you may add his name to the deed, but not the mortgage.

I don’t know where in California you reside, but there are many homes available in Southern California for sale that are now either bank repos or the sellers have reduced the price.

I am trying to invest in real estate. I have found a property and even had a lawyer look at the investment, which she found to be a good find. The property is 42,000 and I am sure I can get it for 37,000. COMPS in the area have sold between 100,000-145,000 in the past 18 months.

My credit scores are all between 630 and 660. I do not have a high verifiable income, although I can verify some. I can afford payments of around 500-600 (PITI). I would also like to borrow for the fix-up. I have 5,000 down payment and would like 55,000. I am willing to pay higher interest rates, if I can get a no or low document verification loan for 55,000.

The Home Buyer Tax Credit is seen by many in the White House as an important stimulus to the economy, helping to create and maintain jobs in the coming year.

The Home Buyer Tax Credit was created to encourage first-time home buyers to purchase their first home and is calculated as 10% of the home’s purchase price up to $8000. By taking advantage of this tax credit, new home owners now have a financial advantage that can make home ownership that much easier. It’s like having one’s closing costs and taxes for the year paid for with a bit left over.

According to a study made by the National Association of Realtors®, 350,000 people who bought a home during the time when the Home Buyer Tax Credit was applicable to their purchase would not have taken their first step to home ownership if it weren’t for the Credit. As of mid-October, the window for civilian residents of the U.S. has been effectively closed, as it is nearly impossible to initiate a home purchase and have closing completed in the timeframe of two weeks.
